The gentleness of the Loire Valley, the charm of the half-timbered houses, the dynamism of a student town one hour by TGV from Paris, are among the city’s assets. With its approximately 140,000 inhabitants, Tours (Indre-et-Loire) has also experienced great success in recent years, in the wake of the pandemic.

“We saw people from Ile-de-France arriving who were looking for houses with gardens or apartments with an exterior and extra space”testifies Vincent Briand, associate manager at Era Tours.

Prices then increased significantly, sometimes even exceeding 4,000 euros per square meter, a high level for a city of this size. But this phase is over. The real estate market has slowed down considerably in recent months, like what is happening in many areas.

“The market is sluggish in the city. We mainly sell beautiful country houses, mainly second homes, to customers who do not need credit”, says Hugues Simon, Val de Loire Sologne director for Sotheby’s International Realty. However, professionals in the sector are seeing a resumption of requests for value opinions from customers interested in putting them up for sale. Prices have adjusted over the last twelve months, showing a drop of 7.1% according to MeilleursAgents.

Proximity to the university

One of the most expensive areas is located in the city center, near the Museum of Fine Arts and Saint-Gatien Cathedral. 17th century buildingse and XVIIIe centuries and green spaces make it successful, counterbalancing the absence of houses with gardens and parking difficulties. It costs 400,000 euros here for a four-room apartment of 90 square meters, but a house can reach 700,000 euros.

Vieux-Tours, around Place Plumereau and its half-timbered houses, is also in great demand. Shopping and very lively, the area is popular with students – the University of Tours is nearby. A house with a green space, very rare, can sell for 900,000 euros. Budget to plan: 360,000 euros for a family apartment of 100 square meters, 130,000 euros for a large studio or a small two-room apartment of 30 square meters.

Further south, the Prébendes district, between Boulevard Béranger and the Jean-Royer district, is also sought after, with its small one-story town houses. In addition to its charm, it offers the possibility of reaching the TGV station in around ten minutes on foot. It costs 700,000 euros for a house and 300,000 euros for a new apartment of 60 square meters in this area.
