Agen: an ultra-resilient real estate market

A real estate market that is not experiencing the crisis. This is how we could describe Agen (Lot-et-Garonne), seeing the results recorded by local real estate agents: “With one sale, I made the same number of transactions in 2023 as in 2022. The one we nickname “Pearl of the South”, with its medieval buildings alongside Haussmann buildings and Art Deco houses, demonstrates surprising resilience in terms of real estate. This is because Agen has assets to promote, starting with its real estate prices, which are much lower than in the neighboring metropolises, Bordeaux and Toulouse.

When the average square meter for apartments reaches 3,555 euros in Toulouse, according to data from the Meilleursagents site, and 4,551 euros in Bordeaux, that of Agen is around 1,693 euros. In the most sought-after areas such as the city center, the train station, the prefecture district or the perimeter north of the Garonne, it occasionally approaches 3,000 euros per square meter. A considerable difference, which is also found in the price of houses (4,275 euros per square meter on average in Toulouse, 5,286 euros per square meter in Bordeaux and 2,123 euros per square meter in Agen).

These properties, which are among the most sought-after in the city, sell for between 400,000 and 600,000 euros for properties with the best amenities. We thus find on the property market this house of 300 square meters with 238 square meters of land, a swimming pool, a patio and a projection room, classified C in the energy performance diagnosis, for 672,000 euros.

A gross yield of 7.5%

Another argument that works in the city’s favor: the arrival, in 2032, of a new station as part of the Bordeaux-Toulouse high-speed line (LGV). The LGV will allow you to go Bordeaux-Agen or Toulouse-Agen in just half an hour compared to almost an hour and a half today. “We expect new buyers to move to Agen to live there while going to work in Bordeaux or Toulouse. The Agen population risks changing with more young workers and CSP+”, explains Jean Dionis du Séjour, mayor of the city. Enough to satisfy investors looking for good deals.
