Apartments in the Paris 2024 athletes’ village are struggling to sell at 7,000 euros per square meter

In June 2023, Noura El Harakat and Djibril Guindo, in search of a real estate acquisition, went to the first marketing operation for housing in the Olympic village organized in the Cité du cinéma of Saint-Denis (Seine-Saint-Denis ). A sale proposed by Vinci Immobilier, one of the developers selected for the construction of the village, straddling the municipalities of Saint-Denis, Saint-Ouen and L’Ile-Saint-Denis, to accommodate athletes during the Olympic Games and Paralympics, from the end of July to the beginning of September.

The young couple finally gave up on their project. “Despite the many advantages of this program, such as the location and the level of security, we unfortunately were unable to acquire a property there due to an excessively high priceregrets Noura El Harakat. With the increase in bank rates and the very high loan, our financial capacity has decreased, which has forced us to explore areas where prices are more affordable. » With her husband, she therefore fell back on Drancy (Seine-Saint-Denis), “a city in full transformation”.

Like this couple, buyers have not snapped up the apartments in the athletes’ district, put on sale since the summer of 2023 by Vinci or by the developer Icade. The latter, a subsidiary of the Caisse des Dépôts et Consignations, has launched the marketing of a first building of 88 housing units (from two-room to five-room) located on the Saint-Ouen side, facing the Seine. A few were sold in December and around ten apartments were reserved in January.

“Two years to sell”

“The situation is difficultrecognizes Florence Chahid-Nourai, director of major residential projects in Ile-de-France at Icade Promotion. But we have no doubt about our product, Saint-Ouen is a very dynamic city; and then we have two years to sell these apartments. » After the Games, the developers will, in fact, have time to transform the athletes’ accommodation into classic apartments – and some into offices -, for delivery planned between the last quarter of 2025 and the first quarter of 2026.

If Vinci Immobilier does not wish to communicate on its sales at this stage, its website nevertheless shows that there remain several dozen apartments for sale in its Apogée residence, on the Saint-Denis side.

Who made the choice to buy in the athletes’ district? Icade has data on its first ten buyers. “They are mainly first-time buyers and employees with a certain level of income. They all work in Paris and buy to make it their main residence. These are couples from the 17e and 15e districts of Paris, Pré-Saint-Gervais or Aubervilliers. One comes from Saint-Ouen, another from Neuilly”explains Florence Chahid-Nourai.
