Argan acquires Renault Group’s largest parts and accessories site – 2022-11-02 18:15


(AOF) – This is a new important step in the development of Argan which has materialized in the Sens region (89) with the acquisition of a property complex of 153,200 m² dedicated to Renault parts and accessories. Group, which will henceforth be the tenant for a period of 12 years as part of a sale & lease-back operation. The Villeroy site (89), inaugurated in autumn 2006, is one of the four centers of the Renault Group’s Parts and Accessories Logistics Department (DLPA) in France.

It is the largest with 600 jobs and its 153,200 m² articulated around four logistics buildings of unit sizes ranging from 33,000 to 43,000 m². The diamond brand will now be a tenant under a 12-year lease. Located along the A19, a motorway bar linking the A10, A77, A5 and A6 motorways, Villeroy benefits from an ideal location for touring the entire territory.

This is why, in the short term, the Villeroy site is intended to become the central store for all spare parts and accessories activity in France, for all Renault Group brands with a capacity of more than 70,000 references which will quickly be increased to more than 90,000. To support this ramp-up, the automotive group has launched an automation project which will be operational in 2023.

A recruitment program for around thirty people has been launched. These new employees will be added to those who will transfer from the former Etainhus site.

The envelope allocated by Argan to this new acquisition includes a major investment plan which will enable this site to be kept up to the latest market standards, including in particular the replacement of gates and leveling platforms, the refurbishment of roads, the renovation of premises and the expansion of the VL car park.

Property companies facing a less buoyant office market

In 2021, take-up (areas rented or purchased by users) in Ile-de-France remained 22% below its pre-health crisis level (2.38 million in 2019), despite the rebound (+ 32% , to 1.85 million) committed in the second half. It fell back to its 2013 level, far from the 2017 record (2.63 million). On the other hand, in the last quarter of 2021, the immediate supply (stock of empty offices) was at its highest for seven years, at 4 million square meters. The impact of teleworking is difficult to assess and it will be spread over several years, as leases expire (firm terms of three, six or nine years) and companies decide to move. This asset class nevertheless has the advantage of offering rents protected from inflation by indexation. In France, the ILAT index (Index of Rents for Tertiary Activities) takes into account inflation (50%), construction costs (25%) and GDP.
