Loved by many holidaymakers and investors, demonized by critics: chalet villages are a hot topic in the alpine tourist regions. In Schladming, the go-ahead will soon be given for a large facility with 20 houses, directly connected to the renowned Hotel Pichlmayrgut in the Pichl district. Mayor Hermann Trinker tries to defend himself against further projects.

A floor space of around 440 m², a living space of 131 m², four rooms, underfloor heating, sauna, a large terrace – and all that for a purchase price of almost 1.9 million euros. Since Friday there have been several such offers on a large real estate platform, chalets are being advertised in the “Luxus Village Schladming-Dachstein”. The facility, which will also include a main building, a gourmet restaurant and a lake, is being built directly above the Pichlmayrgut, which is owned by the family Steiner is operated. She will also take over the rental and management of the chalets. The construction costs more than 20 million euros. Now that a German investor has recently been on board, construction is to begin in the spring, and the building should be ready in 2023. “Very good return” The “buy-to-let” model, which is controversial in the region, is used : The buyers of the chalets can use them themselves for up to four weeks a year, the rest of the time they are rented out to tourists. As a result, “very good returns” are promised. New projects are to be fought off. Schladming’s mayor Hermann Trinker is critical of such systems. When the permits were granted in 2018, he was not yet in office. Whenever new projects are brought to him, “I try to defend myself with my hands and feet,” says Trinker.
