While the number of reservations for new housing is collapsing, like the number of sales, developers are looking for solutions to stem the fall.
Are developers and builders of new housing in turmoil? According to the Minister of Ecological Transition, the number of reservations collapsed by almost 40% in the second quarter over a year. The number of reservations, which stood at 16,201 between July and September, has been falling continuously for six quarters. The number of new homes put up for sale by developers follows the same trend, with an annual fall of 34.9%, 19371.
It must be said that developers are caught between the increase in construction costs, caused by the prices of materials and more demanding environmental standards. But also by the erosion of the purchasing power of buyers, with more difficult access to real estate credit.
Up to 5000 euros reduction per piece
Faced with these difficulties, professionals are organizing themselves, in particular by granting numerous financial gestures to buyers. According to an article from Capital, the latter can thus hope discounts ranging from 27,000 to 54,000 euros on the initial price of the property.
Asked by The Parisian, Cline Coletto, spokesperson for Find-un-logement-neuf.com, explains that developers are currently offering numerous offers, in addition to free transfer taxes (3% of the cost of the operation in new properties) . For its part, the builder-developer Eiffage is offering a global reduction of 30,000 euros for the purchase of a five-room apartment in Clamart (Hauts-de-Seine) and up to 60,000 euros for the same type of property in Bordeaux (Gironde).
