CAPELLI: CAPELLI AND NOVAXIA INVESTISSEMENT, ON BEHALF OF ITS NOVAXIA R FUND, ANNOUNCE THE ACQUISITION OF AN URBAN RECYCLING SITE IN LUXEMBOURG – 08/22/2022 at 17:45

Capelli, European property developer, and Novaxia Investissement
[1]
, the French leader in urban recycling and the leading company with a mission in the real estate sector, announces the acquisition of a surface area of 5,110 m² in Esch-sur-Alzette, the second largest city in the Grand Duchy. After deconstruction of the existing offices, the operation will enable the development of the “Terre de Sienne” program, a luxury residence of 99 apartments (from studios to 3 bedrooms) spread over a set of 6 buildings. This emblematic program is estimated at a potential turnover of 70 million euros and will be carried out without artificialization of the soil.

“We are happy to finalize today the purchase of land in Esch-sur-Alzette, a cosmopolitan city, both rich in its historical heritage and resolutely modern, which offers its inhabitants all the facilities and services of a European metropolis. We will thus be able to start the implementation of a major real estate program called ‘Terre de Sienne’, located near the train station, the city center and the Belval campus.”

Christophe Capelli, CEO of the Capelli Group

.

After the success of the Capelli Towers in Belval, and the historic acquisition of a plot of over 21,000 m

in Howald City (Luxembourg-City) last May in co-promotion with Novaxia Investissement, Capelli continues to consolidate its development in the Grand Duchy. This project also demonstrates the expertise of the Capelli and Novaxia Investissement groups in terms of urban recycling and rehabilitation. The land of 5,110 m

will allow, after deconstruction of the existing office buildings, the construction of the “Terre de Sienne” real estate program, which will take place in a district of Esch-sur-Alzette undergoing full urban renewal.

Novaxia Investissement is continuing to develop its urban recycling projects in Europe. On behalf of its investor clients, Novaxia Investissement diversifies its co-promotion projects. With Capelli, we will develop nearly 100 homes. This project in Luxembourg ticks all the boxes of our ambitions, in particular with the renaturation of the soil, as provided for in one of our corporate commitments to go beyond Net Zero Artificialisation by renaturing the city.

commented Mathieu Descout, Chairman of Novaxia Investissement.

Located opposite the future sustainable and eco-responsible Lentilles Terres-Rouges district, the Terre de Sienne program projects itself into a future synonymous with a green environment, soft mobility and connectivity with other city districts. Ultimately, the program will offer 99 apartments ranging from studios to 3 bedrooms and will be extended by terraces, balconies or private gardens. To fully meet new expectations in terms of comfort and practicality, the apartments will also be equipped with accessible parking spaces in the basement.

Outside, the Terre de Sienne residence will be both facing the urban village and the heart of a green block, thus creating a place for exchanges and meetings for adults and children alike. A community room, available to all residents, was designed with this idea of sharing and conviviality in mind. The shape of the real estate complex will also allow the majority of the inhabitants to benefit from high-quality sunshine while promoting the construction of through housing.

Construction work is expected to begin in the first half of 2023.
