CAPELLI: CAPELLI HAS STARTED DELIVERING THE FIRST APARTMENTS OF “DOMAINE DES HESTIA” IN SAINT-ANDRÉ-LEZ-LILLE – 05/12/2022 at 08:00


A true showcase of Capelli’s know-how in terms of building the city on the city, this real estate program, designed by the internationally renowned architect Jean-Michel Wilmotte, focused on the conversion of a former hospital site from the 1900s into a project of more than 450 luxury housing units and a senior residence.

This competition, won in 2016, had the favor of the jury of the department thanks on the one hand to the very high proportion of rehabilitation of the existing proposed by the Capelli project and on the other hand by a strong consideration of the architectural codes premises for new buildings (use of materials such as red brick, …, pointed roofs, etc. …).

The largest project carried out in Hauts-de-France in recent years, Le Domaine d’Hestïa extends over a remarkable site of 7 hectares. A veritable new district, with more than 450 apartments as well as a senior residence, this program combines the rehabilitation/renovation of old hospital buildings and the construction of new contemporary apartments designed in the local architectural spirit.

CAPELLI carried out this operation in collaboration with Oscar Développement for the rehabilitation part.

This real estate complex is made up of a wide variety of accommodation covering both duplex studios designed in a loft spirit, through apartments or on the ground floor with garden or luxury duplexes or triplexes with terraces, solariums… Entirely closed, the estate has been fitted out to offer a pleasant and peaceful living environment. The 450 apartments in this program were acquired partly by institutional investors (block sales) and partly by private individuals (diffuse). Thus, this operation perfectly illustrates the diversification strategy put in place by the Group with apartments sold to a social landlord, in social dismemberment, en bloc to private investors, distributed to individuals in main residence, for rental as well as off-plan products, land deficit, etc….

Started in 2019, this project had to deal with the difficulties that all the promoters had to face due to the covid crisis: work stoppage then slow recovery linked to a shortage of labor and materials, then soaring building price, etc. … This site also required extensive development work, roads and the creation of green spaces. In keeping with the original project, pedestrian and cycle paths have been created, many trees preserved and the Group has planted around 150 new trees of different species in order to preserve the spirit of the site.



Carrying out real estate projects over the past two years has been a real challenge for all those involved in the profession. In consultation with all of the project’s stakeholders, CAPELLI was able to carry out the proper execution of the work while respecting the quality and the initially designed project. The result is a harmonious, high-end property complex that illustrates the Group’s commitment to providing sustainable urban redevelopment solutions that are part of a global city project. This unprecedented period will have forced us to be extremely vigilant in respecting our commitments and satisfying our customers, but also in preserving our economic interests. The alignment of the planets now seems more favorable for the coming months with a calmer administrative environment and a construction market that is returning to normal.
