Capelli, a European real estate developer, announces the acquisition of a plot allowing the construction of a 21,000 m² real estate program in Howald, south of Luxembourg City. This is, to date, the largest land acquisition in the history of the Group. The operation will allow the construction of the South Village project, a real estate complex comprising 128 housing units, commercial spaces, coworking, coliving and offices. This emblematic program will generate revenue this year and represents total revenue of €200 million.

After the success of the Capelli Towers in Belval, Capelli is further establishing its presence in the Grand Duchy by carrying out a land acquisition there with a surface area unrivaled in the Group’s past. This land will allow the revitalization of a commercial wasteland with the construction of a “South Village” real estate project with an area of 21,000 m2. It will thus participate in the metamorphosis of the district of Howald, today in full revival.
Ultimately, this predominantly residential mixed project will consist of 128 housing units, 80+ coliving units, coworking spaces, 1,300 m² of offices, two restaurants and a convenience store.
The Group has already obtained the building permits for this large-scale real estate program and expects delivery in the second half of 2025. This operation should ultimately represent revenue of approximately €200 million.
This emblematic project will consist of two grouped real estate operations. One of the lots will be developed in partnership with Novaxia Investissement, as co-promoter.
