(Boursier.com) — The distribution group Crossroads and the real estate developer Nexity presented a project to upgrade 76 Carrefour sites in France. As part of the Carrefour 2026 strategic plan presented last November and the project to enhance its property portfolio in France, Carrefour is joining forces with Nexity to carry out urban diversity operations.

On these 76 sites spread across the whole of France, the transformation projects affect all formats of Carrefour stores: (hypermarkets, supermarkets, convenience stores. The aim is in particular to continue the integration of Carrefour centers into neighborhoods redesigned in close consultation with elected officials and local authorities by integrating a mix of uses on land that has already been developed.

This long-term partnership will enable Carrefour and Nexity to develop mixed programs with high environmental performance, hosting housing, service residences, shops, offices or hotels.

40 sites, located in the heart of the city, will be completely rehabilitated, with the reintegration of a commercial food area. The 36 other sites, at the entrance to towns or commercial areas, concern existing parking spaces, which will be reallocated to urban projects.

The 76 sites represent approximately 800,000 square meters and their development should allow the creation of 12,000 housing units, 120,000 square meters of shops, including the reconstruction of certain stores, 10,000 square meters of offices and activities and 17,000 square meters of hotels.

The land holding vehicle, whose creation is scheduled for the first quarter of 2024 at the latest, will be 80% owned by Carrefour and 20% by Nexity.
