Between inflation and compensation for the drop in endowments, the property tax has increased in 2022. In some municipalities, the increase exceeds 10%.

The deadline for paying property tax expired on Saturday 22 October. For millions of owners, receiving the notice must have been a difficult time in this time of economic crisis. Especially since in many cities, prices have risen sharply. In many cases, municipalities cite declines in their revenues to explain increase in this tax, one of the few that they master. They have, in fact, a fairly wide freedom in the matter. However, for a few years, the cities of France have denounced a drop in their endowments and the loss of the housing tax on main residences which is living its last hours in 2022. Many have therefore fallen back on the property tax.

This is calculated according to the cadastral rental value of the property. That is to say the amount of his annual rent if the property was rented. This base has already increased due to inflation. The municipalities then apply their own rate to define the property tax. This is generally around 25%. But municipalities can freely increase itprovided that it does not exceed twice the national average, i.e. 53% in 2022.

Increases of more than 10% in some cities

Consequently, the increases can sometimes be very significant from one year to the next. According to data from the National Union of Homeowners, it is particularly in Île-de-France that we find the highest increases. Poissy has thus seen the average level of property tax increase by 23.9%. Mantes-la-Jolie follows with 22.2%. In the same region, we find Bagnolet (18.6%), Pantin (13.4%), Bagneux (13.3%), Montreuil-sous-Bois (10.8%) and Courbevoie (10%).

The other regions of France were not spared either. There is thus an increase of 19% in Martigues, 16.3% in Marseille, 16% in Tours, 13.6% in Pau, 12.6% in Tours and 11.5% in Nantes. However, these figures do not necessarily mean that the tax is very high in all these cities. In some cases, it may be a catch-up effect. After several years of low property tax, some municipalities have been forced to increase them in a difficult economic and financial context.
