Real estate investment companies (SCPI) are a good option if you want to invest in real estate. Indeed, stone paper allows you to obtain good potential returns with moderate risk taking. But caution remains in order.

Following the rise in real estate rates in 2023, investors have often postponed their real estate projects, causing prices to fall. However, the value of the shares of an SCPI corresponds (plus or minus 10%) to the reconstitution value of its real estate portfolio. In other words, if prices fall, so does the valuation of SCPIs.

However, some SCPIs are able to stand out from the crowd and offer higher returns, up to 8%.

The site stockmarket.com has produced a ranking of the 13 SCPIs having offered a distribution rate more than 6% in 2023.

1- Transitions Europe: Created at the end of 2022, the SCPI Transitions Europe (Arkea Reim) is in the phase of building up its assets and offers a return 8.16%. Transitions Europe invests in a portfolio of diversified assets (offices, health, education and logistics).

2- Remake Live: The SCPI Remake Live forecast a return of more than 7% for the year 2023. The word is kept since it displays a distribution rate performance of 7.79% against 7.64% in 2022. Remake Live had also increased the price of its shares last June, by 2%.

3- Iroko Zen: The SCPI Iroko Zen has a distribution rate that is rising 7.12% in 2023, after 7.01% in 2021 and 7.04% in 2022. The objective for 2024 is to offer a performance of between 6.75% and 7.50%.

4- Neo: The real estate investment company Novaxia Neo has a 2023 distribution rate of 6.53% compared to 6.33% the previous year.

5- spare Pierre Europe: Launched in 2023 by the Atland group, the SCPI pargne Pierre Europe invests exclusively in the euro zone outside France, and in particular in Spain and the Netherlands. It displays a performance of 6.26%.

6- Epsilon 360: The SCPI Epsilon 360, managed by the independent management company Epsicap, displays a distribution rate of 6.25% for the year 2023. Epsilon 360 forecasts a return of 6.50% in 2024.

7- Log In: This recent European SCPI, launched by the management company Theoreim, served a distribution rate of 6.21% in 2023. It invests in particular in business premises and industrial production sites in Spain, the United Kingdom, Italy and Germany.

8-Heart of Regions: The SCPI Cur de Régions of Sognial Immobilier offers a 2023 rate 6.2% against 6.4% in 2022. The price of the shares was increased by +0.77% last July after +0.93% in December 2022.

9-Corum Origin: The SCPI maintains itself and offers a distribution rate 6.06% in 2023 against 6.88% in 2022. The SCPI has had between 6% and 7% dividends for 10 years.

10- Optimal and Cristal Life: The 10th place in this ranking is occupied by two SCPIs: Optimale and Cristal Life which both offer a distribution rate of 6.02%.

11- Vendme Regions: The SCPI Vendme Regions, managed by Norma Capital, invests mainly in offices, business premises and commercial premises. Its distribution rate rises to 6.01% in 2023, compared to 5.71% in 2022.

12- Cap Foncires & Territories: The SCPI Cap Foncires & Territoires invests in new buildings in major French metropolises and displays a rate of return 6% in 2023.

In 2022, the average yield of SCPIs is 4.53% according to the French Association of Real Estate Investment Companies (Aspim). According to Philippe Crevel, director of the Cercle de l’pargne, the average return should remain relatively stable but with greater variations.
