Icade confirms the good momentum of its activities in 2022 – 01/04/2023 at 10:29


(AOF) – Following the announcements made during the Investor Day on November 28, Icade confirmed the very good momentum of its activities at the end of 2022 with two new transactions. The property developer has signed a promise for the sale of the Eko Active office building in Marseille for 48 million euros, bringing the committed sale volume to nearly 150 million euros for 2023. Icade Promotion has finalized the marketing of the mixed Michigan Garden project in Paris 13th for a total of 108 million euros.

“The new sale of Property Investment offices brings the volume of disposals committed for 2023 to nearly €150 million, i.e. approximately 30% of the annual volume of disposals announced. Sold at valuation levels in line with the latest appraisals, this operation thus confirms the interest of institutional investors for the core tertiary assets of our tertiary portfolio, offering levels of return significantly higher than the risk-free rate (over 200 basis points)” declared Olivier Wigniolle, Chief Executive Officer of Icade .

Before adding: “In this context, Icade Promotion will be able to announce very dynamic commercial activity for 2022 with a level of recorded sales and reservations up by 31% and 10% respectively in value”.

A demand crisis

According to data from the Federation of Property Developers (FPI), the figures for the third quarter of 2022 continue to be alarming. Sales of new collective housing fell by 12.4% over one year, to 19,006 units. Over the first nine months of 2022, the decline reached 10.2%, to 72,670 units.

Reservations are also plummeting due to the collapse of bulk sales to social landlords and institutional investors. As interest rates rise, institutional investors renegotiate or halt operations. First-time buyers are penalized by the rise in rates and the tightening of the Pinel system puts off some private investors.

Due to the sharp rise in construction costs, the REIT estimates that one out of six authorized operations is ultimately not carried out for economic reasons.

Faced with this, prices are still rising: the sale prices of new collective housing increased by 5.9% throughout France in the third quarter of 2022. Ile-de-France is an exception, with a drop of 0, 9%.
