In Dijon, the real estate market is waking up

Real estate prices in Dijon (Côte-d’Or), which have remained stable for a long time, have been rising slowly in recent years. Whether it is houses with gardens, large apartments with character or small rental areas, the city offers a wide choice to those looking to buy a home.

“When the displayed price is consistent, sales times are short”, notes Jean-François Buet, manager of Buet Immobilier. For investors, the city has an attractive profitability, on average between 5% and 6% gross, with a moderate risk.

For a safe bet, it is necessary to privilege the center, between the four places Darcy, of the Republic, of October 30 and of the President-Wilson. In the historic city center, large family apartments are generally worth between 2,500 and 2,700 euros per square meter. Those who want a house with a garden can explore a little further north, in the quieter Victor-Hugo district. Recent buildings of 140 m2 with garden and garage sell for 500,000 euros, on average. Larger and with character, they can exceed 700,000 euros.

More accessible, the Montchapet district offers an alternative; 1930s townhouses, often without a garage, cost between 350,000 and 410,000 euros. Otherwise, to the south, “Around the Chevreul park, the buildings from the 1930s to 1950s cost between 300,000 and 400,000 euros”, explains Catherine Vandriesse, general manager of Keller Williams-Cogim and Parisel.

The city center is also preferred for investors because it has many large studios of 30 m2 and two-room apartment. “They are worth between 2,800 and 3,200 euros per square meter depending on their condition and surface area”, precise Mme Vandriesse. Once renovated, these properties are generally rented between 11.50 and 12.50 euros per square meter. per month with a bare lease, and rather from 12.50 to 14 euros if they are offered in long-term furnished.

In this neighborhood, active urban couples and young families also rent three-room apartments for around 600 euros per month, so you can buy one without taking too much risk.
