in Nogent-sur-Marne, houses for sale are scarce

To gain square meters, and, as a bonus, a piece of the outdoors, Parisians, Vincennois, Charentonnais and Saint-Mandéens have been investing in the town of Nogent-sur-Marne (Val-de-Marne) for years. It is one of the major carry-over markets in the inner suburbs for anyone looking for a house. Still need to find…

“These houses are rare on the market because everyone wants them, and few owners want to sell. For a beautiful villa with a piece of garden, the entrance ticket is 850,000 euros, but you can exceed 6 million euros for a property on avenue de la Belle-Gabrielle, one of the most popular streets in the city. », confides Patrick Mesrobian, director of the real estate agency Plaza Immobilier Nogent-sur-Marne-Le Perreux. A price to which it will often be necessary to add a significant envelope to carry out the work.

The stock of houses for sale in the city is very low, underline all the professionals interviewed. It is that with the proximity of the Bois de Vincennes, the Marne and its equipped quays, Nogent-sur-Marne offers a most charming living environment. Not considering “private and public schools are very reputable, which appeals to families” and “the town is served by the RER A and E”, adds Mesrobian. Shops, restaurants, bars: the town also enjoys a lively commercial life.

Flood zone

Although most of the houses are concentrated in the Viselets district, buyers can find them all over the city. “We find some near the Baltard pavilion”, says Peter Porteboeuf, of the ERA Immoteam agency. “For houses as for apartments, buyers look rather near the RER A. Prices there are around 7,500 euros per square meter, but we can have flights of 10,000 euros or even 11,000 euros. The average for properties overlooking the Bois de Vincennes is around 9,000 euros. »

Where to find more accessible accommodation in Nogent? “You have to look next to the RER E, not far from the Nogent swimming pool where the prices are closer to 4,500 euros per square meter”, answers Mr. Porteboeuf. The neighborhood suffers from noise pollution caused by the A4 motorway and the proximity of the former radium extraction plant.

To find other more affordable districts, you can also go to the northeast of the city and the Maréchaux district – it is more out of the way and far from the RER stations (fifteen minutes on foot from the RER E and near half an hour from the RER A). Even, to a lesser extent, the flood zone, south of the town. “There is a 10% discount on the price of goods as a general rule in this area”admits Mesrobian.
