Open up the cities of eastern Paris. This is one of the objectives of the extension of line 11 of the metro, which today connects the heart of the capital – the Halles district – to the town of Lilas (Seine-Saint-Denis), but which must, from the end of 2023, continue on its way to Rosny-sous-Bois (Seine-Saint-Denis).

This urban development is profoundly transforming the landscape of Romainville (Seine-Saint-Denis), one of the new areas served. Like its neighbor Pantin before it, this town of around 30,000 inhabitants is gradually taking on a more “urban-chic” face.

Unsurprisingly, the real estate market did not wait for the first trains to wriggle: the announced arrival of the “brown line” has been boosting prices here for several years, and the dynamism is maintained despite the current difficulties in accessing credit. “Romainville has become a transfer market for Paris, but also for more expensive neighboring towns such as Bagnolet, Les Lilas, Pantin, Montreuil, especially for houses”explains Olivier Harmand, director of an agency L’Adresse in Romainville.

Line 11 here offers the prospect of becoming the owner of a pavilion a quarter of an hour by metro from one of the main nodes of the Parisian public transport network, the République station. At what price ? On average 5,362 euros per square meter, according to Meilleurs Agents. It takes about 1.2 million euros to afford 200 square meters a few steps from Place Carnot, where the metro station will be.

Farther from transport, a house of the same surface will be put up for sale slightly under one million. “For apartments, prices per square meter range from 3,500 to 7,500 euros”says Mr. Harmand.

In the new also, the prices gallop, even in the less favored territories – classified in zone ANRU (National Agency for the urban renovation) or “priority districts of the policy of the city”.

“On our programs, even in the ANRU zone, prices per square meter have increased by 200 euros to 300 euros in three years. In these sectors, you can find new housing at 5,500 euros, but in the south of the city, near Montreuil, the prices for new are closer to 7,000 euros or 8,000 euros”details Matthieu Boniak, Paris Métropole commercial director of Cogedim, who believes that the increase will continue.

Major urban development operations are underway to respond to population growth – according to INSEEthe number of inhabitants in Romainville increased by almost 20% from 2013 to 2019. Flagship project: the creation, near the Canal de l’Ourcq, of the Quartier de l’Horloge (concerted development zone), in the north of the city, on the borders of Pantin and Bobigny.
