Inea: Off-plan acquisition of two business parks in Trappes-Élancourt for nearly €17 million

(Boursier.com) — FLEX PARK, subsidiary ofINEA dedicated to new generation business parks, announces the off-plan acquisition, from the developer Pierreval, of two business parks in Trappes-Élancourt in the southwest of Paris.
These two complementary parks are in close proximity to each other. The first, with an area of ​​7,161 m2, is made up of three buildings divisible into 13 cells ranging from 450 to 1,200 m2, with 75 parking spaces; the second (2,206 m2), with 38 parking spaces, is intended for a single user. Their delivery is scheduled for the end of the first quarter of 2025.
Closed and secure, both parks are BREEAM Construction certified at Very Good level. They offer an activities/office ratio of 80%/20%, with the offices being located on the mezzanine. The 13 cells of the first park are each equipped with a sectional door. And one of its three buildings benefits from a dock gate, just like the second park. The different roofs can be equipped with a photovoltaic plant.

“These two parks are ideally located: just 26 kilometers from Paris, in a prime zone – the largest business zone in the southwest of the capital – which hosts more than 280 companies. They are very well served by both on the road and by public transport, underlines Arline Gaujal-Kempler, Deputy Director General of INEA. New and modular business premises meeting the latest environmental standards, there are not a plethora of them in this area! These premises are adapted to the demands of a wide range of users: craftsmen, SMEs… ”

The amount of the transaction amounts to 16.6 ME. This was carried out with the assistance of Cushman & Wakefield.
