INEA recorded revenue growth of 22% in Q1 2024

(Boursier.com) — INEA , specialist in tertiary real estate in the Regions and leader in Green Building, today announces its consolidated turnover for the 1st quarter, ending March 31, 2024. INEA’s turnover for the 1st quarter of 2024 is student at 18.8 ME, a strong increase of 22% over twelve months. This increase is explained 46% by the good growth in revenues on a like-for-like basis and 54% by the entry into operation of new buildings.

Excluding charges, net rents on a like-for-like basis increased by 8.7%, mainly due to indexation which amounts to 5.7% and the improvement in the occupancy rate. This progression is homogeneous across the two types of property assets: +8.3% for offices and +10.5% for business parks.

Of the 22% increase in turnover, 12% can be explained by the contribution of new assets that came into operation during the last 12 months:
*3 VEFA offices rented upon delivery: Landing in Toulouse (10,831 m(2) 100% leased), Cyberplace in Rennes (6,473 m(2) 98% leased) and Arko in Mérignac (9,382 m(2) leased to the third party, and under rental guarantee for the balance);
*3 acquired office buildings completed and having generated immediate income (2.5 ME on an annual basis): Auriga in Le Mans (7,681 m(2)), M3 in Valence (3,051 m(2)) and Blanchon in Lyon (4,171 m(2));
*And 2 business parks of 18,362 m(2), acquired off-plan by the subsidiary Flex Park: Innovespace in Chalifert (77) and Portes de la Soie in Lyon.

INEA is thus reaping the fruits of the shift in its acquisition strategy since 2021, marked by the suspension of VEFA blank offices to favor the acquisition of recent rented offices on the one hand, and the acceleration of the development of its subsidiary Flex Park on the other hand.
