La Rochelle, a safe bet for real estate investors

La Rochelle (Charente-Maritime) has many assets: the city has many students, it is the second in the region behind Poitiers, it is located near the centers of activity of Nantes and Bordeaux, and is connected to Paris in 2 h 45 via the LGV (high-speed line).

As it also attracts visitors all year round, many young workers working in tourism are looking to find accommodation there. In short, its rental market is very dynamic, but, due to high prices, rental profitability is not extraordinary. On the other hand, as the vacancy is very low there, an investment will be sustainable.

The old hypercentre has long remained the only safe bet in the city with its small pedestrian streets lined with buildings of character. But the prices there today are very – too – high. “For well-placed accommodation, you have to count between 4,500 and 6,000 euros/m2according to his condition, observes Christophe Gaillard, director of the Laforêt agencies. To boost your profitability, prefer the enlarged center and aim for a more recent construction with a balcony or a small garden. “Since confinement, many tenants are looking for an exterior, a dwelling that has it is therefore very easy to rent”says Augustin Deltombe, manager of AD Immobilier.

In the residential areas of Parcs and Jericho, at Les Minimes next to the port and the faculties, or between Boulevard de Cognehors and the station, two rooms bring in between 550 and 680 euros/month. For a large studio, at least 20 square meters to minimize rental vacancy, the rent ranges from 470 to 540 euros per month depending on the standard. In this expanded city center, prices vary between 3,800 euros/m2 and 4,500 euros/m2.

Lack of year-round rentals

If you have some time, be aware that many older condominiums have a bad energy label and are starting to struggle to sell. Provided you are ready to undertake energy renovation work, you will be able to negotiate a discount on the purchase in a few months.

La Rochelle attracts a large population of holidaymakers during the two summer months. To make the most of a studio or two-room apartment, provided it is in the center or at Les Minimes, rent it furnished to a student from September to June, then by the week in summer to tourists. “If it has nice amenities and furniture in good condition, it brings in a week in summer the rent of a month in the year”specifies Christophe Gaillard.
