Le Mans makes real estate investors roar

It is one of those territories on which investors have set their sights in recent months … It must be said that the prospects for profitability have something to draw attention to. Recently distinguished by a study published by SeLoger as the third city in France where it is good to acquire a studio to rent it, after Perpignan and Saint-Etienne, Le Mans (Sarthe) offers, according to this source, a gross rental profitability of 7 , 3% on this type of property. The data from MeilleurAgents show, for their part, an average gross profitability of around 7.9% for a T2 (average rent: 10.20 euros per square meter).

“Real estate investment has already been buoyant here for three or four years, thanks mainly to local investors, but in recent months we have seen buyers coming from Paris, Nantes and Angers as well”, observes Caroline Seille, agency manager at Stéphane Plaza Immobilier Le Mans North.

An observation shared by his colleague director of the Century 21 Harmony Le Mans agency, Olivier Lhermitte: “In a few months, we went from 15% of investors to more than 30%. Le Mans is one of the medium-sized French cities where prices are the lowest, with a dynamic rental market. There are also few properties available for rent. “

Rents on the rise

According to MeilleurAgents, the average price of an apartment is 1,413 euros per square meter. The most coveted properties by investors go from studio to T3. Budget to plan for a three-room apartment: 170,000 euros to 200,000 euros. Rents are also on the rise, with an increase over one year of 9.2% for furnished rentals, according to the Seloger rent barometer. Among the districts targeted by investors: the hypercentre, as well as the Ribay district, in the north-west, with its campus frequented by some 13,000 students from the city.

In addition to investors, more and more individuals want to settle in the capital of Sarthe, today populated by around 143,000 inhabitants, after having lost around 3,000 since the turn of the century: for 2030, the municipality table on a population exceeding 150,000 souls.

Among the arrivals are many Parisians looking for a large Le Mans house in the heart of the city: “Out of ten applications received at a branch, half come from residents of Ile-de-France”, indicates Mme Seille. Properties that sell for over 1,700 euros per square meter. “The prices of Le Mans vary according to the neighborhood. The south of Le Mans is the most affordable sector, you can find it around 200,000 euros, but it can go up to more than 300,000 euros in the Jardin des Plantes district, in the north-east of the city, or in the center, in the Jacobins district ”, underlines Julien Lefèvre, notary.
