In which region is the apartment or house located, what is the infrastructure and the economic and socio-demographic development? These are aspects of the macro location, while the micro location deals with the immediate environment. Therefore, the connection and offers of everyday life (doctors, daycare centers, but also leisure activities) have an impact on the property valuation.

Do I need a real estate appraisal?

A state or a publicly recognized expert is z. B. in the event of an insurance claim, inheritance or divorce. Otherwise, this can be done by a real estate agent.

The costs for an appraiser depend on whether the appraisal should ultimately be recognized in court. This requires a market value appraisal, because so-called short appraisals do not serve this purpose, but could at most be helpful when making a purchase decision. The prices of such expert reports are well and often at several hundred euros.
