Logistics SCPIs to take advantage of the boom in e-commerce

According to figures published by the French Association of Real Estate Investment Companies (Aspim) and the Real Estate and Land Savings Institute (IEIF), in 2021, individuals invested 7.4 billion euros in shares in real estate investment companies (SCPI), a figure up 22% compared to 2020.

The logistics SCPIs stood out in particular, recording a three-digit growth rate in their inflows. These SCPIs are specialized in the purchase of business premises, warehouses or even logistics platforms. They assume the rental management and pay regularly to their partners – the savers – a share of the rents collected.

As a result of the health crisis, the logistics sector is currently on the rise, driven by the strong growth of e-commerce.

42 million online shoppers

According to the Federation of e-commerce and distance selling (Fevad), in 2021, sales made on the Internet reached nearly 130 billion euros, up 15.1% over twelve months, compared to 8.5% in 2020.

In recent years, online shopping has steadily gained ground among the French population. According to the Médiamétrie Internet Usage Observatory, in the third quarter of 2021, the number of cybershoppers rose to more than 42 million, or 1,100,000 more than a year ago.

Faced with the growing weight of e-commerce in our consumption patterns, “The demand for large, quality warehouses close to urban areas is particularly strong, including from large retailers, another major user of logistics platforms”, observes Jean-François Houdeau, CEO of Groupama Gan Reim.

Investors have understood the appeal of these niche real estate assets and are currently favoring SCPIs specializing in logistics. Their profitability is particularly attractive: in 2021, according to the platform MeilleurSCPI. com, their average payout rate was 5.67%, allowing their associates to take advantage of the boom in e-commerce without having to invest several hundred thousand euros, since a few thousand euros are enough to buy shares in these real estate companies.

The interest of diversification

Nevertheless, for savers, this type of investment must above all be considered with a view to diversification, because the risk of this investment must not be neglected. Given the amounts collected accumulated in recent months, some management companies have to buy logistics assets at a rapid pace, which can lead them, for lack of choice, to have to overpay for them or to integrate assets into their assets less profitable.
