Notary fees, bailiff… Good news

Two decrees concerning the regulated tariffs of notaries and bailiffs have been published. And they contain good news for household purchasing power.

These are two judgments published in recent days in Official newspaper and which have gone a little unnoticed. They concern the pricing of notaries and bailiffs. On the subject of notaries first, their fees have been revised downwards since last year. Most fares had indeed been lowered by 1.9% on average.

Even more notable, the conclusion or modification of a PACS at the notary went from 192.31 euros (excl. VAT) to 84.51 euros (excl. VAT). Good news, not only is the drop in prices which was valid until February 28, 2022 not called into question, but it is extended until February 29, 2024, explains the judgment.

What is the impact of this decline on a real estate purchase, where notary fees are the highest? It remains limited. Indeed, notary fees are in fact mainly taxes collected by notaries on behalf of public finances.

Take the case of a purchase of 200,000 euros without mortgage guarantee. The acquisition costs, improperly called notary fees, amount to 15,700 euros. The remuneration of the notary on this sum corresponds to 2033 euros. However, the drop of almost 2% only concerns the notary’s fees. Result: 38 euros savings only for the purchase of a property at the notary.

Another judgment concerns bailiff fees. And like notary fees, these will not change either by the end of February 2024.
