Baltis Capital, a real estate crowdfunding platform approved by the AMF, offers individual investors the possibility of jointly becoming the owner of commercial premises in Nanterre (92) leased to Franprix. This turnkey rental investment solution is available from 1,000 euros, with a target annual return of 9%.

With a surface area of ​​209 m², this commercial space, rented by Franprix (Casino Group brand, which is experiencing strong development and had 942 locations in France at the end of 2021, the vast majority of which in Île-de-France), is located, at 16-18 Avenue Gallieni, at the foot of a new residential building built by Bouygues Immobilier and opposite the new headquarters of SPIE Batignolles.

The total cost of this acquisition project called “Balticap41”, eligible for PEA and PEA/PME, amounts to one million euros, of which 620,000 euros will be financed by Caisse d’Épargne and 380,000 euros by crowdfunding launched by the Baltis Capital platform. The provisional duration of this investment is estimated at 6 years.

All investors will be local shareholders. As such, they will be stakeholders in all decisions relating to the rental situation of the premises, such as any work, and together will lead the resale of the commercial premises in a few years.
