New resource ceilings, revised and corrected zoning, zero-rate loan amount increased for the most modest: the zero-rate loan (PTZ) will get a makeover in 2024…. But not right away. There is today no decree date announced for the implementation of the new 2024 zero-rate loan. It will be February 1 at the earliest and April 1 at the latest, confirms Sandrine Allonier, real estate specialist. In the meantime, the banks have assured us that these are the rules of the 2023 zero rate loan which applybut with the income calculated as if it were the zero rate loan 2024, that is to say with the income for the year 2022 (N-2).

Good news for borrowers. While the PTZ version 2024 is refocused on new collective housing (apartments) in stretched areas and all old housing (apartments or houses) in relaxed areas, subject to renovation, the zero-rate loan will soon no longer be able to be used to build your new house.

There is still time to request a PTZ for a detached house

However, the banks confirmed to us that they were awaiting the implementing decree, for which they do not have a date, but that they continued to take construction files, including for individual houses as was the case in 2023, further assures Sandrine Allonier. All banks now accept applications for individual houses. There is still time to have a construction contract and apply for the zero rate loan.

On the other hand, if your project meets the requirements of the PTZ 2024 but you are currently excluded from the system due to excessive income, it is advisable to wait a few weeks before getting started. Indeed, the raising of the resource ceilings, and the creation of a new income bracket should allow six million additional households to benefit from this boost for their real estate projects.
