Postponed projects – division of labor to alleviate bottlenecks in construction

Supply chain problems coupled with high demand are causing ever greater delays in construction projects. Many projects have to be postponed for months. Salzburg companies are already looking for creative solutions to sensibly bridge downtime on construction sites.

All housing developers have the same problem: Many projects can no longer be implemented due to rapidly increasing construction prices and bottlenecks in the supply chains. “Of around 30 projects that we are currently planning to award, we can only actually start four or five,” says Roland Wernik, Managing Director of Salzburg Wohnbau. The company has therefore become creative and has used ideas from industrial companies. “We look at which projects we can divide into several work steps,” explains Wernik. This is to ensure that resources are used optimally. In some projects, for example, the shell construction is brought forward and then made winterproof. Then in the spring it will continue. “We don’t want to cause a standstill, we want to keep working. We try to turn necessity into a virtue,” says the construction manager. The rising construction costs are also becoming an increasing challenge for the communities, reports Walser Mayor Joachim Maislinger (ÖVP): “The construction of the Wals-Siezenheim elementary school was ours first prize at 20 million euros, now we are at more than 30 million.”
