Price explosion – high costs: Vogewosi with fewer projects

At 26 million euros, the volume of new construction in 2021 was almost ten million euros below that of previous years.

The Vorarlberg non-profit housing and settlement company (Vogewosi) built less in 2021 given the difficult environment. Due to the price explosions in all areas, only projects that are urgently needed due to the housing requirement would initially be started in the new building, said Vogewosi Managing Director Hans-Peter Lorenz. The construction activity is concentrated on the currently somewhat more cost-effective timber construction projects and on those whose construction processes are already very advanced. “The industry is facing major challenges. The entire non-profit sector is currently facing major challenges. On the one hand, energy prices have exploded and, on the other hand, raw materials and craftsmen are only available in limited quantities, which has led to a massive increase in costs of around 25 percent. This makes the sustainable financing of an affordable rental fee possible more and more difficult. The market is still overheating, even if more land is now available again. A calming of prices has not yet been determined. “We are talking here – applied to the living space – of prices between 1000 and 2400 euros per square meter.” Another reason for the increase is the large number of specifications by the public sector, criticized Lorenz. For example, parking should only be done in collective garages that are equipped for e-mobility.Accessibility should also be guaranteed for small and very small residential complexes, as well expect modern underground waste systems etc. All of this causes additional costs.
