The Union of Credit Intermediaries (UIC) has just issued a new warning cry in the face of what it describes as a ” blocking catastrophic access to property “. The syndicate of mortgage brokers deplores the fact that many French people can no longer buy housing due to the sharp rise in rates which have more than tripled in 15 months (from 1% to more than 3% over 20 years).

The rules of the HCSF in question

Allow young people to borrow on longer terms

The union is asking for access to borrowing periods of more than 25 years to be allowed again for those under 30, a measure which would immediately allow young people to increase their borrowing capacity since the extension of the duration of The loan makes it possible to reduce the monthly payments.

Rental investment, PTZ

Regarding rental investment, the UIC would like banks to be allowed to use the income compensation method which promotes the debt ratio. Finally, while the personal contribution requirements are increasingly blocking, the union suggests taking into account subsidized loans granted by the State, including zero-rate loans, as contributions. The PTZ has the advantage of benefiting from a deferred repayment which can allow it to be assimilated, at least in part, to the personal contribution.

Relaunch the production of new housing

With regard to the PTZ, the network of Promoters of Greater Paris is asking for a doubling of the amounts of the PTZ for a period limited to 12 months in order to relaunch the production of new housing, the current shortage of which is added to the problem of a rental supply already decreasing given the constraints of renovation of thermal sieves.
