Real estate prices on the coast boosted by the health crisis

The price per square meter has increased more in seaside resorts than in the rest of the country due to Covid, according to a study by the National Real Estate Federation (Fnaim) published at the end of July.

The cost in the seaside resorts increased over one year by 13% against 7.7% for the whole of France, even if the difference is less with the province (+8.8%).

On average for all housing, the price on the coast amounts to 4,467 euros per square meter on June 1, 2022, against 3,020 euros/m2 for the whole territory.

The French are looking for escape, space and nature at the end of this health crisis. More than ever, getting out of large urban areas is a priority. The strong heat which becomes more violent and more recurrent is also certainly a strong argument, he adds.

Between April 2018 and March 2020, in the 24 months preceding the health crisis, prices in seaside resorts had increased by 6.9% (compared to 7.5% for the whole of France).

In the 24 months following the crisis (from May 2020 to April 2022), prices in seaside resorts increased by 24.2% (compared to 14.6% for the whole country).

At regional level, the two regions where prices in seaside resorts have increased the most are the Provence-Alpes-Cte d’Azur region and New Aquitaine: the coastal municipalities of the Paca region have an average price of 5,429 euros per m2 on June 1, 2022, those of New Aquitaine, 5,307 euros.

Conversely, the Normandy (2,939 euros) and Hauts-de-France (3,183) regions are those where prices on the coast are the lowest.
