The opportunity for the Group, very committed to serving the regions and driven by the general interest, to present in situ its emblematic project “La Tisserie”, located on the Cosserat site, no less historic for the city of Amiens.

From 1794, this emblematic Amiens site housed an internationally renowned velvet factory, a French industrial flagship, praised by Jules Verne, employing at its peak 1,100 employees on 800 looms. Faced with the crisis in the sector, the plant was bought in 2004, and closed definitively in March 2012.

After acquiring the site in 2019, REALITES worked while preserving its history, certain buildings and facades being listed as Historic Monuments: a project of general interest useful to the territory, carried out hand in hand with the architecture agency Reichen and Robert & Associés, specialist in the rehabilitation of heritage sites. The objective is to build a district there and to open the place to the Amiénois: 43,000 m² of housing, seniors’ residence, shops, craft activities and public spaces with high heritage value …

In the long term, La Tisserie will have 8,000 m² of rehabilitated buildings, 34,000 m² of new buildings, included in 5 developed hectares, 400 housing units, 500 m² of shops and 6,000 m² of offices, training facilities and business premises. The “Mov’in Factory” call for projects, intended to find the future occupants of the former wasteland, unveiled its winners in November 2021: from this year, La Tisserie will notably host the Bouchendhomme workshop which will propose repairs or creation of old and contemporary seats or even the making of curtains. A Brewpub – a mix of pub, micro-brewery and restaurant – will complete the project as well as a digital trades school. Shared gardens will finally make everything green with shared squares and a micro-garden center.

Strong environmental challenges

The objective for the Group, a company with a mission committed to ecological transition issues, is first and foremost to avoid carbon emissions by promoting the saving of resources, but also to preserve the site’s identity and limit artificialization of soils and to consume mainly renewable energies at a controlled cost for users. So, for example, up to 38% of CO emissions2 will be saved through the rehabilitation of existing buildings. Connection to the heating network will reduce CO emissions by 57%2 compared to a gas solution, i.e. approximately -200t CO2 per year.

The challenge for REALITES is to manage to combine urban renewal, with rehabilitation and enhancement of the built heritage, in a context of strong economic impacts and high construction costs, while guaranteeing a mixed program with corresponding housing exit prices. at the local market.

Finally, this State visit to a 100% private initiative industrial wasteland operated by REALITES, shows the importance of the Group’s commitment to the territory, in this emblematic place so dear to Amiens and linked to its history and its identity.

At the end of the visit, Prime Minister Jean CASTEX announced that the REALITES group was the winner of the Wasteland Fund call for projects under ADEME to the tune of € 300,000. It is a recognition of all this committed work, of this collective intelligence which allows ambitious, different, sometimes even difficult projects to emerge, but which constitutes a major stake in the sustainable development of the territories. ” With great humility, we were led to work on a site with a history, a heritage, and the idea is not to make a futuristic pastiche, but to respect the site with all its components ”, says Yoann CHOIN-JOUBERT, CEO of REALITES. “This project will represent an investment of 110 million euros in the territory, 800 inhabitants in 2026 when all the housing units will be delivered, 330 employees in the long term will work on the site. We are creating a real eco-neighborhood with high quality of life open to all Amiens, as we know and love to build them. “
