Paris, May 4, 2022 – SCBSM, a property company listed on Euronext Paris, announces the acquisition of a new office building located Avenue de l’Opéra (Paris 1er), one of the most emblematic thoroughfares in Paris, halfway between the Opéra Garnier and the Louvre Museum.
The fully owned real estate complex, the acquisition of which from LEFT BANK was financed by Arkea Banque Entreprises & Institutionnels, extends over nearly 2,400 m² of floor space around a paved interior courtyard opening onto Avenue de l’Opéra and rue d’Argenteuil.
True to its strategy of financial and extra-financial enhancement of its assets, SCBSM aims to have this building certified BREEAM (Building Research Establishment Environmental Assessment Method), like all the buildings held in Paris. Overall, SCBSM plans to optimize the attractiveness of the building by:
- The replacement of exterior joinery, to optimize the thermal and sound insulation of the building;
- The replacement of the central gas boiler, to permanently eliminate the use of fossil fuels in the building, and the implementation of individual low-consumption systems;
- Refurbishment of equipment (electricity, sanitary facilities, paintings, partitioning, floors);
- Accessibility for People with Reduced Mobility.
An anti-crisis strategy with a long-term vision
In parallel with the acquisition announced today, SCBSM sold its business building in Buc (Yvelines), representing 7,000 m² of vacant premises.
The Parisian portfolio, which should thus tend towards 85% of the total value of the portfolio as of June 30, 2022 after these latest operations, constitutes a major asset in the face of the current crises.
The Group has also carried out refinancing operations which have enabled it to increase its available cash, despite the acquisition of this new building, in order to calmly apprehend future bond maturities and to continue the search for growth opportunities. acquisitions.
