Property and housing taxes

When you change the characteristics of your home, you must declare it to the tax office of the place where the property is located (via Cerfa form no.10869 * 06 or no.10867 * 07), within 90 days of the completion of the work. The tax authorities then determine a new rental value for the calculation of your property and housing tax, which will be effective from the first of January following the completion of the work. For property tax, however, there is a two-year exemption, provided that you file declaration 6704 IL at the property tax center within 90 days of completion. A swimming pool will boost your housing tax by 10 to 40% from the first year – if you are one of those who still pay it until 2023 – and then your property tax, but only two years later.

Tax "garden shed", after the works

For a veranda, a garden shed or a swimming pool – or any construction of more than 5 square meters requiring planning permission -, we have also been liable since 2012 for the "development tax" after works. This tax – called garden shed tax – is payable only once, one year after the issuance of the permit or declaration of work, when it is less than 1,500 euros. Beyond that, you will pay in two installments after the permit is issued: in the 12th month and then in the 24th month.

To determine its amount, multiply the surface area of ​​the development by the fixed price fixed by ministerial decree (€ 759 per square meter in the provinces and € 860 in Ile-de-France in 2020). For a swimming pool, this package drops to € 200 per square meter (pools of less than 10 square meters being exempt). Then multiply the figure obtained by the rate of the tax in your community (municipal share of 1 to 5%, plus departmental share of 2.5% maximum). What about home insurance?

Last bad surprise: some developments also increase home insurance. After the work, you must notify your company to be sure that you are always covered in the event of a disaster. " A swimming pool boosts the average annual cost of multi-risk housing by 16%. For a house of 90 to 120 square meters, it rises for example from 297 to 342 € ", Warns Amina Walter, at Lelynx.fr. For a veranda, the average increase even reaches 20% because the additional openings increase the risk of burglary …
