the crisis continues for new housing

Reservations of new housing by individuals with real estate developers continued to fall in the 4th quarter of 2023, recording a drop of 33.9% year-on-year, according to statistics from the Ministry of Ecological Transition published on Friday.

The number of reservations, which stood at 15,075 (-8.9% compared to the previous quarter), decline continuously for seven quartersin a very unfavorable economic context for new construction.

The decline also concerns apartments, with 14,332 units reserved (-8.2% compared to the previous quarter) than houses with 743 dwellings (-20.9%). Large population areas are the most affected by this general decline in the new real estate market.

The Ministry of Ecological Transition and Territorial Cohesion has divided the country into zones “more or less tense on the new housing market”. The A-Abis and B1 zones (i.e. Paris, a large part of Île-de-France, the Côte d’Azur, the border area with Switzerland and towns with more than 250,000 inhabitants) are all affected by the decline .

A drop in the sale of new homes

If these zones concentrate the majority of reservations (47.6% and 39% respectively), the drop compared to the previous quarter is particularly marked: -8% for the A-Abis zone and -13.1% for the B1 zone. compared to the 3rd quarter of 2023. The decline concerns to a lesser extent zone C (all municipalities with less than 50,000 inhabitants), at -3.2%.

On the other hand, zone B2 (urban areas between 50,000 and 250,000 inhabitants) saw a slight increase of 5.8% in reservations over the quarter. The sale of new homes was also hit by a sharp drop, at -13.3%. in the 4th quarter compared to the previous quarter. In one year, the sector experienced a decline of 45.5%.

The only area to experience an increase over the period is the sale of individual houses, with 1,155 homes in the 4th quarter of 2023, or 28.2% more than in the previous quarter. This is the first increase in a year in this specific sector.
