After initial difficulties last fall, the new energy performance diagnosis (DPE) still seems to pose reliability problems. The magazine 60 Millions de consommateurs has just published a survey highlighting many errors.

20 diagnostics were thus carried out from the beginning of February to mid-March 2022 by 4 home owners who each contacted 5 diagnosticians. 60 million evokes different energy classes (from A to G) for the same house, each with at least two different letters, or even three.

Error in surface area, doors or windows forgotten, insulation poorly taken into account, heating and hot water production poorly evaluated… The results are not flattering for the profession. It suggests an important litigation before the courts “, denounces 60 million.

A binding document with rising stakes

Since its reform of July 2021, the DPE has indeed become opposable, that is to say usable for an appeal whereas previously it only had an informative value. The reasons for contesting will also become more numerous since the score of the DPE will soon condition the possibility of renting your accommodation. As of January 1, 2023, the most energy-intensive homes (with consumption greater than 450 kWhep/m²/year) can no longer be rented out by their owners. The same ban will apply in 2025 for all homes with a G energy label, then in 2028 for F labels.

From the end of August 2022, the rents of housing classified F or G, in other words those considered as “thermal sieves”, can no longer be increased. From September 2022, carrying out an energy audit will also become compulsory for houses classified F or G.

If the DPE contains errors, the buyer or the tenant can therefore in theory take legal action to obtain compensation. For 60 million, the training of diagnosticians must therefore be absolutely reinforced.
