Good fix for SCPIs. The France SCPI platform has unveiled its figures for the 1st half of 2022. The average annualized return remains at 4.2%. This regular performance partly explains the attractiveness of this family of investments: inflows are up 55% over one year.
The performance of SCPIs remains steady at the start of 2022. The annualized payout rate is consistently 4.2%, according to the latest estimates from France SCPI. Most SCPI types show little variation in yield between 2021 and 2022.
While diversified SCPIs retain the same yield, those of offices, related to logistics or residential still show declines of between 4 and 6% compared to last year.

A promising collection
In the first half of 2022, SCPIs, all types combined, recorded an inflow of 5.2 billion euros according to figures released by the French Association of Real Estate Investment Companies (Aspim) on July 20. For Jean-Marc Coly, president of ASPIM, “in a difficult environment marked by the war in Ukraine and strong inflationary tensions, real estate is seen as a safe haven for a large number of savers”.

According to France SCPI, the current year promises to be a ” record year for paper stonethus exceeding the pre-Covid amount of 7.9 billion euros for the year 2019”.
On the first step of the podium, we find the office which remains the “category most popular with savers, attracting 47% of the collection”, details Linxea in its report from the SCPI Observatory. Diversified SCPIs are in second position with 23% of inflows (compared to 20% in 2021). The themes of health and education lost 6 points compared to 2021, and constitute 18% of the collection.
“The situation has improved even more compared to last year,” rejoices Pierre Garin, director of Linxea’s real estate division. This has also resulted in numerous share price increases in the 1st half of 2022. If the environment involves real threats (inflation, rate hikes, etc.), SCPIs approach the 2nd half of 2022 in even better form than last year. »
