They thus increased by 23.5% and 30.6% respectively between May 2020 and April 2022, according to calculations by the National Real Estate Federation (Fnaim).

Real estate on this fraction of the coast remains generally more affordable than on many other parts of the French coast. It is indeed necessary to count on average 3,796 euros per square meter in the seaside resorts of Hauts-de-France and 3,440 euros for Normandy, against 5,429 euros in Provence-Alpes-Côte-d’Azur, indicates the same source. .

These average prices are of course not current in Le Touquet-Paris-Plage (Pas-de-Calais), a city very popular with Parisians and which has benefited from a “Macron effect” due to the family ties of the President of the Republic. . The market there is still dynamic with prices close to those in the capital – on average 8,123 euros per square meter for a house, according to the appraisal and advertisement site Meilleursagents.

“All neighborhoods are in demand, both the city center and more peripheral neighborhoods, such as the forest sector”, says Cécile Windal, director of the Sotheby’s International Realty agency in Le Touquet. A “touquettoise” of 138 m2, well renovated and located on the seafront is for example for sale at 1.7 million euros; a three-bedroom apartment in the city center without a view of the sea is displayed at 600,000 euros.

Vast beaches and dunes

“Demand is strong but prices are no longer rising, the market is stabilizing”, nuance Marie-Françoise Wilmot, manager of the Orpi Le Touquet agency. Welmo, an online real estate agency, also finds that there are almost as many sellers as buyers currently in the city, which bodes well for a slowdown.

Where to find cheaper on the Opal Coast? Cucq, a town bordering Le Touquet, is an option; it takes about 4,000 euros per square meter. With their vast sandy beaches and dunes, Merlimont and Berck, towns located just south of Cucq, are also attractive and the average prices per square meter are lower: respectively 3,700 euros and 2,900 euros for an apartment, after Meilleursagents.

On the other hand, candidates for purchase with a small budget will find it much more difficult to find what they are looking for in municipalities, still in Pas-de-Calais, such as Neufchâtel-Hardelot (4,374 euros per square meter on average all goods combined, according to the Fnaim study) or Wissant (4,722 euros).
