Renting a home without having a guarantor can be extremely complicated. However, solutions exist under certain conditions.

As a reminder, it is in no way compulsory to have a guarantor to obtain accommodation. In practice, however, having a person ready to act as guarantor is almost a must for anyone wishing to rent a property. And this is all the more true for people with modest incomes or without income, the image of students for example. Depending on your professional situation and your resources, a lessor can even ask for several guarantors.

The Visale guarantee subject to conditions

Is it then possible to rent an apartment or a house if one does not have a guarantor? Fortunately, solutions exist. The best known is undoubtedly the Visale guarantee.

Proposed by Action Logement, this free device is, as the site of the National Agency for Housing Information (Anil) reminds us, a protection for the lessor, throughout the duration of the lease, in the event of non-payment of rents or charges (up to 36 monthly installments for housing in private housing and 9 months for housing in social housing). The request is made directly on the site. If it is valid, you can then present your visa in your rental file.

FSL help

But not everyone can claim the Visale guarantee. This last does not cover people over 30, nor employees with an income above 1500 euros net per month.

Another solution is then to appeal to the Solidarity Fund for Housing (FSL). This system grants financial aid to pay for housing-related expenses. In some departments, the FSL can act as guarantor for you in the event of unpaid rent, depending on the conditions it has defined, detailed to the ANIL. To make a request, you must go to the CAF website or inquire with the Departmental Council.

Unpaid rent insurance

If you are a landlord, know that you can also apply for a Visale guarantee, or take out unpaid rent insurance also called unpaid rent guarantee (GLI).

To do this, simply contact the insurer of your choice or directly ask the agency that manages your property. This guarantee, which must be subscribed before the non-payment occurs, provides according to the ANIL coverage up to 60 100% of the amount of rents and charges for a period of 12 to 24 months.
