Out of a stock of 29 million main residences, France has 5 million thermal sieves, these homes classified F or G in the energy performance diagnosis (DPE). And Ile-de-France is mainly a bad student in the field, according to the results of a Hello Watt study published this Thursday.

Among the 10 cities with the most of these accommodations, 9 are in the Paris region. Vincennes (44%) and Saint-Maur-des-Fossés (41%) in Val-de-Marne, Colombes (43%) in Hauts-de-Seine and Paris (42%) are the only municipalities where the proportion of thermal strainers exceeds 40% of all goods. Note also that Montluçon, sub-prefecture of Allier, is in this top 10!

The consequences for these poorly rated properties are significant because their rent can no longer increase and they will no longer be able to be rented in 2025 (F) and 2028 (G):

Aside from the Ile-de-France departments, Creuse, Cantal and Lozère have a large number of housing units considered to be energy sieves. Moreover, in winter sports resorts, the share of thermal strainers is significant. In La Clusaz, more than one in two homes (57%) is affected. On the other hand, we find fewer energy strainers in Provence-Alpes Côte d’Azur or Occitanie.

According to Hello Watt experts, typical housing, poorly rated in the DPE, is a 67 m2 apartment built in 1953 and heated with electricity. But Hello Watt also notes that the proportion of thermal strainers heated with oil is significantly high, reaching 18.5% (compared to 7% for the average dwelling).
