After a period of rising prices, the real estate market could begin a more balanced second half. In this context, buyers can hope to negotiate the price of the goods. Orpi has made the ranking of the cities where the discounts are the strongest.

The real estate market has continued to rise for two years over a large part of the territory. This first semester prices rose another 7% compared to the first six months of 2021 according to the latest Orpi network barometer relayed by Capital. But the eroded purchasing power and the increase in real estate interest rates could have “a real impact on demand and on the dynamism of the market” underlines the network of real estate agencies.

In a situation where market tension could ease again in the second half of the year, the margins for negotiation between buyers and sellers will be stronger. Orpi analyzed these negotiation margins in 33 cities where the network is established. It is in Montluçon that prospective purchasers can secure a good margin of negotiation. This one reaches 7.5%.

Lille and Nice well placed

The podium is completed by Pau (-6.2%) and Nancy (-5.8%). Among the big cities, Lille (-5.2%) ranks fourth and Nice (-4.9%) finishes the top 5. Nantes and Strasbourg are a little further (-4%). In medium-sized towns such as Poitiers, Tours, Valence, Le Mans, Grenoble, La Rochelle or Antibes, negotiations are still possible around 4%.

In contrast, in Rennes, Limoges and Montpellier, there is no room for negotiation. The market is also tight in Orléans, Angers, Toulon and Le Havre. In these cities, buyers’ bargaining share is tiny, according to Orpi.
