Bad news for owners: between 2022 and 2023, the land tax on built properties (TFPB) increased by more than 10% for individuals, reaching 679 euros on average. For some, the bill turns out to be even dirtier.

If the housing tax on main homes is now a thing of the past, another tax remains: the land tax, or more precisely land tax on built properties (TFPB). And the least we can say is that the note is severe, with a new double-digit increase between 2022 and 2023: +10.8% on residential premises, according to a report published this Tuesday by the General Directorate of Public Finances (DGFiP).

Not all owners are in the same boat. Indeed, the largest increase affects apartments (+12.5%). The TFPB on houses increases by 9.6% over one year. Other residential premises, outbuildings, see their property tax increase by 10.9%.

A tax costs more than 1000 euros for houses

Concerning the amounts, the DGFiP reveals in its annual report that the property tax is on average higher for houses, with an amount paid of 1019 euros, compared to 811 euros for the apartments.

Another lesson: 10% of private owners own at least three homes (excluding outbuildings). For the latter, the land tax is on average 3,889 euros. 20% of owners own two homes, and are liable for an average total property tax of 1,264 euros. The rest of the private owners, the single owners, are taxed on average at 679 euros for their home.

But where do we pay the most?

The land tax per square meter is increasing in almost all local authorities, notes the DGFiP report. Nevertheless, the departments presenting the average amounts per dwelling the highest are found in the metropolises, in le-de-France, in the South-Eastern quarter and in Martinique.

If we relate it to the number of housing units rather than the surface area, the TFPB collected is higher on average in the Parisian suburbs (Val d’Oise, Essonne, Yvelines and Val-de-Marne), with higher average amounts. 1200 euros per home.

On the other hand, in the East of France, the average amounts of property tax in relation to the surface area of ​​housing are among the lowest, and amount to less than 7 euros per square meter per premises. Finally, in Indre, Vende, Creuse and Haute-Sane, the average housing tax per home is less than 630 euros.
