The property tax is going up this year. But energy renovation work can entitle you to an exemption from this local tax for three years. Currently, 53 French cities offer this option to their residents.

A jump of 50% Paris, 25% Grenoble or even 9% Lyon. In 2023, property tax increased in almost all French municipalities. Can we escape it? If you are considering carrying out energy renovation work on your home, you can reduce the amount for an average sum of 1275 euros over 3 years, according to estimates from Effy, a specialist in energy savings.

The company has identified 53 municipalities – including Paris, Nantes, Chambry and Pornichet – where individuals can reduce their local level of taxation for 3 years thanks to the carrying out of energy renovation work.

While a sharp increase in property tax is expected this year, this system becomes particularly attractive, underlines Audrey Zermati, Strategy Director at Effy. All municipalities have the possibility of instituting this exemption, they have until October 1st to take advantage of it.

How to benefit from this exemption?

To take advantage of this tax cut, you must meet certain conditions:

  • The dwelling must have been built before 1989;
  • The amount of work must be greater than 10,000 euros including tax (excluding labor and before integration of energy renovation aid);
  • If the expenses are spread over the 3 years preceding the application of the exemption, the amount per accommodation must exceed 15,000 euros including tax (5,000 euros per year).
