those departments that are full of thermal sieves

In which departments are there the most thermal colanders? A study conducted by SeLoger and Meilleurs Agents shows that if the climate is important, other parameters are taken into account.

Do you want to buy real estate, but do not want to invest in a thermal sieve? While the issue of ECD is central, some departments are particularly affected by the phenomenon, according to a study conducted by SeLoger and Meilleurs Agents on the properties offered for sale on the sites of these two brands. Thus, just in the year 2021, 12.9% of properties offered the sale on our sites fell into the category – hard to envy – thermal colanders, says the press release.

The least well-insulated apartments would thus be mainly in the Hautes-Alpes (38% of ads), in Lozre (36%) and in the Alpes-de-Haute-Provence (32%). In terms of houses, the departments with poor students are Cantal (37%), Creuse (35%) and Lozre (30%).

Climate matters

the opposite, it is in Haute-Garonne, in the Var and in the Gard that we find fewer poorly insulated apartments (3% in each department). Same observation for the houses since the Var (4%) and the Gard (3%) rank on the podium in the company of the Aude (4%).

How can these disparities between departments be explained? SeLoger and Meilleurs Agents note that accommodation classified F or G is very largely overrepresented in mountainous departments (Hautes-Alpes, Cantal, etc.). Conversely, it is interesting to note that the rows of energy sieves are, on average, more sparse on the coast.

Due to the climate and sometimes harsher conditions, mountain accommodation would therefore be more complicated to heat. Temperatures, but also altitude, would therefore come into play. But the study also shows the importance of factors such as the area of the property, its floor, its heating method or its senioritywhich inevitably influence its ECD.

Real estate: the new ECD makes owners fear the worst

The older a home is, the greater the chance that it will be badly rated energetically. It is not surprising, for example, that the strong representation of the old in the Parisian housing stock is accompanied by a rate of thermal sieves much higher in the capital than the national average, concludes the study. Paris, 19.7% of SeLoger and Best Agents ads were thus goods F or Gagainst a national average of 12.9%.
