10,000 square meters, 21 bedrooms, 49 bathrooms, 5 swimming pools, several kitchens, a spa, a 50-seat cinema, a beauty center, a bowling alley, a confectionery, a smoking room, a gym, a track running, a nightclub, a wine cellar with a capacity of 10,000 bottles, a garage for several dozen cars, endless reception rooms… The services are those of a hotel complex of great luxury, modern palace overlooking the capital of showbiz and promised to the ego of a single occupant.

And yet. Despite the debauchery of services and opulence, the property does not find a buyer. The wealthy potential buyers prefer more “modest” villas, 165 million dollars at most (record currently held by the house of Jeff Bezos, boss of Amazon).

Its promoter, ruined, tries to regain control

The owner Nile Niami, a megalomaniac real estate developer who has made excessive constructions and multi-digit transactions his trademark, has nevertheless done everything to sell it: seductive videos, appeal to hundreds of influencers, conversion projects of the premises in event space and even an offer of a million dollars to whoever found a buyer for it… nothing worked.

The fault with the size, too imposing, of the villa? At its crazy price? To its gigantic appearance, closer to a “soulless shopping center” than to a place where one would like to live (according to the workers who worked on the site, and interviewed by Le Figaro)? Or maybe the lack of an occupancy certificate? Indeed, no one is currently authorized to live in the villa, which lacks several “details” (such as a gas connection) to comply.
