Immovable. Over the past two years, the real estate market in Angers has experienced a marked resurgence of interest. As soon as the confinement ends, “new buyers, especially second-time buyers, have swarmed to buy a house with a garden”, recalls Lucie Roisnard, consultant at the Anjou-Maine Address.

In addition, investors took advantage of prices that remained soft and good profitability to become owners. The immediate consequence of this influx of requests? “Our average selling price has gone from less than 2,000 euros per square meter to more than 3,000 euros per square meter in a year and a half”notes Lucie Roisnard.

But, since the end of June, the economic situation has changed and prices are on a slightly downward trend, because there are fewer buyers while the supply of housing has widened.

Classified as very energy intensive

The historic hypercentre remains the most sought-after sector, despite high prices, between 4,000 and 4,500 euros per square meter for a bourgeois apartment. The district, lively and central, attracts young couples and seniors looking for a property with charm. Today, if you want to invest in it, postpone your project. Because if the large studios are bought around 120,000 euros, for a rent of 450 to 500 euros per month, their prices should drop in 2023. Indeed, many are classified as very energy-intensive, in F or G, and will therefore need to be renovated before renting.

On the other side of the Maine, at La Doutre, the type of housing is more varied. “This district, once a bit dead, is now an extension of the historic city center, with many students from Arts et Métiers, the Faculty of Medicine and the Belle-Beille campus”says Laurent Bouly, manager of the Nestenn Foch and Madeleine agencies.

It takes between 4,000 and 4,500 euros per square meter for a beautiful old house with a garden, and 3,800 to 4,000 euros per square meter for an apartment from the same period. Residences rising from the ground in the 1970s offer an alternative to seniors looking for elevators, balconies and gardens. But the high level of condominium charges lowers prices, which range from 3,000 to 3,500 euros per square meter.

To bet on a district of the future, buy in a district served, in the summer of 2023, by the future tram lines. La B will connect Belle-Beille, to the northwest, to Monplaisir, to the northeast, crossing the town centre. If these two sectors are in full urban renewal, it is better to choose the second, because the prices there are a little lower, around 10% to 15%. “It takes between 130,000 and 160,000 euros to buy a three-room apartment in a recent residence and between 170,000 and 190,000 euros for a four-room apartment”notes Lucie Roisnard.
