Who can benefit from this new help to adapt their home to loss of autonomy?

This, along with the energy renovation of buildings, is the other challenge facing the French real estate stock: adapting properties to the aging of the population. The number of people aged 75 is expected to reach, in 2060, the 11.9 millionaccording to projections from the National Institute of Statistics and Economic Studies (Insee), against 7.1 million today.

Seniors who want 90% “age in place, i.e. in their historic home or, at least, in a place where they feel at home”as recalled by the High Commission for Planning in a report on the aging of French society published in February 2023. To do this, “a significant effort to adapt housing to the height of the coming demographic transition must therefore still be made”concluded this report.

To encourage tenants and owners to adapt their homes, the government has implemented the 1er January, new financial aid called MaPrimeAdapt’. The system makes it possible to finance work inside the property, such as the installation of a stair lift or a raised toilet with a grab bar, but also outside – for example the installation of an access ramp leading to the entrance of a pavilion.

Resulting from the merger of former aids, MaPrimeAdapt is open to owner-occupiers as well as to tenants of private housing, if they inform their rental company. The grant can finance between 50% and 70% of the adaptation work up to 22,000 euros excluding taxes, depending on the applicant’s income.

Modest and very modest income

Eligible are people with disabilities who can prove a level of incapacity greater than or equal to 50%, those who receive a disability compensation benefit, and seniors aged 60 to 69 with proof of loss of disability. Early autonomy recognized by a level called iso-resources group (the grid goes from 1 to 6 depending on the level of dependence).

From the age of 70, aid can be paid, always subject to means conditions, even if you are able-bodied.specifies Luc Broussy, president of France Silver Eco, an association which brings together economic players linked to aging, at the origin of the system. “The objective is to create a breath of fresh air, because today the adaptation of a property occurs on average at 84 years of age – much too late. It is from the age of 70 that the first questions related to the adaptation of the property must arise”, he emphasizes. Landlord owners with modest or very modest incomes and who own a home that is at least fifteen years old are also affected by MaPrimeAdapt’.
