What conditions must I meet to be eligible for the zero-rate loan, the PTZ?

With the rise in rates, the zero rate loan (PTZ), an interest-free loan that can be granted to buy or build a home in addition to another mortgage, is becoming more attractive.

This PTZ is reserved for borrowers who did not own their main residence for the last two years, and whose resources do not exceed certain ceilings.

Its granting is conditioned by the reference tax income (RFR) for year N-2: for a loan in 2023, it is therefore the RFR of 2021 that counts, entered on the tax notice received in mid -2022. A logic of contemporaneity – taking into account the income of the current year rather than that of N-2 – was to apply from 2023, but this is ultimately not the case.

The system is currently concentrated on the construction of new housing and the acquisition of new housing, but can also be used to buy social housing or, in certain areas, a property to be renovated. It can also be used to finance a share of the property, as long as this leads to its total acquisition – in the case of a co-owner, for example.

Principal residence

The maximum amount of the PTZ varies according to the size of the family, the area where the property is located, its nature (new, old), but also its price. The total maximum duration depends in particular on income and can be up to twenty-five years, including years of deferred repayment.

The property must become your main residence for at least six years, with some exceptions.

Another interest-free loan, the “eco-PTZ”, is extended to 2023, it is used to finance energy renovation works. It is not subject to means testing and concerns both owner-occupiers and lessors. Maximum amount: 50,000 euros.
