AEW acquisition of a 4,500 m(2) urban logistics asset on behalf of LOGISTIS

(Boursier.com) — AEW, one of the world leaders in investment advice and real estate asset management, an affiliate of Natixis Investment Managers, announces the off-market acquisition, from Altarea Commerce, of an urban logistics asset of 4,500 m(2) on behalf of LOGISTIS, its fund specializing in pan-European logistics.
The asset has just been restructured and renovated by Altarea Commerce with the assistance of CORSALIS – Logistics Real Estate, designer and developer of the project. It is fully leased to La Belle Vie, the fastest growing foodtech player in the Paris region, which uses the space as a local distribution platform serving the entire capital.

Located in the heart of the 12th arrondissement of Paris, rue de Reuilly, with direct access to the ring road and other internal roads, the asset benefits from a catchment area of ​​more than 5 million consumers living less than 30 minutes away by bike or by car. The majority of delivery flows from this asset will be operated by clean mobility.

Ludovic Bernini, Fund Manager of LOGISTIS, says: “We continue to see that the demand for prime urban logistics space is unabated, due to constantly changing consumer behavior. These structural factors support our decision to acquire the Reuilly warehouse, which is one of the rare real large-scale urban logistics assets in inner Paris, fully integrated into the urban fabric.”

AEW’s strategy for LOGISTIS is to pursue the acquisition and development of strategic assets in prime locations in Europe, ranging from large multimodal logistics parks to urban logistics platforms.

Since the launch of the platform in 1999, LOGISTIS has built up a portfolio of 3.4 million m(2) comprising 120 logistics assets spread over 51 sites in Europe.
In addition to this delivered portfolio, there are 16 buildings under construction for a total area of ​​0.5 million m(2) and a development pipeline of approximately 0.3 million m(2). In 2021, LOGISTIS confirmed its status as “5-star Green Stars” in the GRESB benchmark.
