Amundi further lowers the prices of three SCPIs

Amundi Immobilier is once again lowering the share prices of the SCPI Gnpierre, Rivoli Avenir Patrimoine and Edissimmo by 6.7%.

Last month, Primonial Reimes lowered the prices of shares in the SCPI Primopierre and Primovie of Primonial Reim by 6.7% and 8.9% respectively. Over the past year, 23 SCPIs have suffered drops in their net asset value. This Friday, March 15, Amundi Immobilier decided to once again reduce the amount of shares in the SCPI Gnpierre of 6.7%, i.e. a subscription price which now rises 209 euros per share. And she’s not the only one. In fact, the shares of the SCPI Rivoli Avenir Patrimoine and Edissimmo also fell by 6.7%.

A depreciation already in 2023

Last July, the three SCPIs underwent a depreciation in order to take into account the downward trend in real estate values ​​in 2022 and the first half of 2023. The price of the shares had respectively fallen by 12.41% for Rivoli Avenir Patrimoine to 268 euros per share. , by 13.92% for Edissimo at 204 euros per share and Gnpierre by 17.04% at 224 euros per share.

For a year, no less than 23 SCPIs have therefore revised their valuation downward. If this ultimately seems quite small for the more than 200 SCPIs listed in France, they nevertheless represent more than 35% of the total capitalization.

According to the French Association of Real Estate Investment Companies (Aspim), SCPIs have recorded for 1.7 billion euros in redemption orders in the third quarter of 2023. An amount three times higher than in the first quarter of the same year.
