Double-digit increases in certain cities in France: due to inflation, co-ownership charges have exploded between 2022 and 2023. Maintenance, water and insurance are among the expense items that have increased the most .

+18.6% in the Grand Est, +13.8% in Nouvelle-Aquitaine or even 14% for condominiums with collective heating in Île-de-France… In 2023, co-ownership charges will soar for French owners . According to a study by the company Matera, a co-ownership specialist, these increased by 9.7% between 2022 and 2023 nationally. This represents 75 euros per lot for condominiums with individual heating, and 275 euros for condominiums with collective heating.

In Île-de-France, Val-de-Marne (+20.6%, or 1081 euros compared to 896 euros in 2022), Essonne (+16.1%, or 759 euros) and Yvelines (+11 .3%, or 860 euros) recorded the largest increases. In Hauts-de-Seine, the increase is around 9.8%, or 1,210 euros compared to 1,103 euros in 2022.

A surge in energy prices

Increases which are explained in particular by the rise in energy prices, but also by the increase in insurance due to “the integration by insurers of climatic factors. The risks of storms and floods like Storm Ciaran increase the risks therefore the multi-risk insurance premium which explodes individually for the co-ownership affected by the storm. Insurance spreads its risk and increases the amount of multi-risk premiums for everyone equally,” notes Raphaël Di Meglio, the president of Matera, to the Figaro.

In detail, however, it is maintenance work that has increased the most, with an increase of 19% between 2022 and 2023. Electricity and insurance follow closely, with respective increases of 16% and 14%. .

For condominiums with individual heating, the main areas of expenditure are cleaning (18% of the bill), “other” costs (17%) and water (16%). On the other hand, for condominiums with collective heating, the “energy/heating” item represents 31% of the billfollowed by maintenance (13%) and water (11%).

For Raphaël Di Meglio, it is possible to lower the bill by playing on insurance or cleaning. “If I have a comprehensive insurance contract and for two years, I have not had a claim, I will be able to put it back into competition,” he assures. “Similarly, by putting the cleaning company in competition, we can obtain a 20 to 25% discount,” he advises.
