D-day for the blocking of the rents of the thermal colanders

Tomorrow, August 24, 2022, one of the measures to combat thermal strainers comes into force. The rents of the most energy-intensive dwellings, those classified F or G, can no longer be increased.

F or G. These two letters sanction, following an energy performance diagnosis (DPE), the most energy-intensive homes, commonly referred to as “thermal sieves”. An unenviable status, which still concerns 5.2 million homes in France, or nearly one in five, according to the National Observatory for Energy Renovation.

These colanders are in the crosshairs of the public authorities, who have undertaken to complicate the lives of their owners. By preventing them, initially, from increasing the rents of their property.

This freezing of rents for housing classified F and G, comes into effect tomorrow, Wednesday August 24, 2022, exactly one year after the publication of the law to combat climate change. It concerns not only new rental contracts, but also “ contracts in progress, renewed or tacitly renewed “, precise service-public.fr. The simple fact of carrying out renovation work is not enough to remove this blockage: they must also make it possible to raise the energy classification of the dwelling.

The administration’s official site also recalls that the delivery of the DPE to the tenant is mandatory at the conclusion of the lease. Its criteria having been recently revised, this DPE must be revised before December 31, 2022 if it was carried out before December 31, 2017. The DPEs carried out with June 30, 2021 must be reviewed with December 31, 2024.

This blocking of rents is only the first in a series of sanctions aimed, in the long term, at excluding thermal colanders from the rental market.
